Pre Listing Inspections



          A growing trend in today's market is to have a Home Inspection done before the home is listed for sale.  Why should a seller consider having a Home Inspection prior to listing?  Here are a few resons:

1)  Most owners do not have knowledge of construction, design life, pest, or conducive condition related issues.  An ASHI Certified Home Inspector specializes in these fields and will clearly communicate any existing deficiencies to the home owner(s).

2)  A Pre-Listing inspection is a 'Pro-active' approach rather than 'Re-active.' It is better not to have any surprises prior to listing the home. The closing date is often delayed because sellers waited for the buyers inspector to catch the issues, then re-acted accordingly. Remember, most home buyers today hire home inspectors.

3)  When you say, "We are selling the home As Is", the inspection report clearly communicates the condition of the home to the potential buyers.  They can either take it or leave it.  In addition, a 'Final Walk Through' with the inspector, buyers, and sellers can be done prior to closing at 1/2 the price of the original inspection fee.  This is an added security to ensure that previous issues have been repaired properly.  It is up to the buyers to decide if they wish to have the final walk through at their expense.
